Gresham Smith collaborated with The Housing Fund to transform a former one-story 1930s warehouse into a four-story residential, office and retail complex—a remarkable and identifiable contribution to the redevelopment of the Gulch in Nashville. The result is a unique blend of adaptive reuse and urban infill that respects the adjacent historic structures, preserves the area’s industrial heritage and serves the current tenants.

A new three-story apartment building was added atop an original vintage warehouse that’s now the home of The Housing Fund and other leasable office space. The apartments are all defined as affordable and one-bedroom. Five of the units are reserved for people earning 50% or less of the medium income, and the remaining 43 are reserved for people making 60% or less of the medium income. It was the design team’s goal to help redefine what typical affordable housing looks and feels like.
